Bruce's Hint-How To Find a Seasonal Campsite:  Most campsites become available in the spring and fall.  Some of our sites change hands for health and other reasons or occasionally when the owner purchases a private cabin in the area.  If you already own a camper and find an occupied site you would like to rent, buy the camper already parked on it and then either sell yours or the one you just bought and the site is yours.  Despite the number of seasonal campgrounds in the Brainerd/Nisswa area that have sold out or closed, we plan to be here well into the future to serve your camping needs. 
Sale of Camper: Site leases are not automatically transferred to the new buyer upon sale.  We reserve the right to approve the new seasonal camping tenants as a condition of transfer of the site lease.  This is almost always approved but ask before you buy!  Site assignment or transfer to new tenant will be made when unit is sold. Well-behaved Pets are permitted only on Seasonal Sites.
Seasonal Camper Sales DO NOT INCLUDE the site rental charges unless stated in the listing.
The Facts:  Site rentals at Upper Cullen Resort start at approximately $2,000 including water, sewer service and trailer installation with our tractor.  All campers remain on site over the winter.  Cable TV is wired and installed on all seasonal sites.  All sites shown here have "good neighbors".  For that matter, so do all of our other campers.  Digital HDTV, telephone and high speed internet is available on ALL seasonal sites.
